New How to Rent guide released...has your letting agent made you aware?
The Department for Levelling Up, Housing and Communities (DLUHC) have released an updated version of the How to Rent Guide - The Checklist for Renting in England.
This new version must be issued by both letting agents and landlords to new tenants or those renewing.
The updated guide contains revisions to the Approved Identity Service Providers for UK/Irish citizens under Right to Rent, mandatory Smoke and Carbon Monoxide Alarms in properties with combustible gas appliances (excluding gas cookers), and modifications to the Code of Practice on Right to Rent Civil Penalty Scheme for agents and their landlords.
It is crucial that landlords and agents issue the current version of the How to Rent Guide to new tenants, as failure to do so can invalidate a Section 21 notice used to regain possession.
The guide must be provided as a printed copy or, with the tenant's agreement, via email as a PDF attachment.
If you are a landlord and want an agent who keeps you the right side of the law, best give Noonan a call.
