Condensation and damp can be fatal...

Date Published 15 November 2022

It's heartbreaking to read in the news just now that a two-year-old boy died as a result of a severe respiratory condition caused by prolonged exposure to mould in his home, a coroner has concluded.

Awaab Ishak of Rochdale died shortly after his second birthday in December 2020. Rochdale Coroners' Court heard his father had reported the mould several times.

Action to treat the mould, which caused the condition leading to Awaab going into respiratory arrest, had not been taken.

The tragic death of Awaab Ishak should be a defining moment for the housing sector.

And this is not simply a social housing problem. Mould can occur in ANY property if preventive measures aren't in place.

Landlords have a responsibility to ensure properties are well maintained and have sufficient ventilation.

Letting Agents have a responsibility too; for the safety of their clients, for upholding the strict legislation, for routinely and thoroughly checking properties as part of their managed service.

This is why choosing a qualified and regulated letting agency is imperative.

Equally tenants also have a responsibility to take measures not to encourage mould. By simply opening windows regularly and not drying clothes on radiators you can reduce the risk greatly.

Think carefully before letting your home with an agent who isn't qualified and who doesn't know the law. Letting a home is NOT the same as selling a home.
