Be careful who`s advice you take...

So I'm sat in the pub garden, enjoying a cold white wine with a girlfriend after work and I overhear a man asking his friend for advice.

The conversation goes like this:

"Bob, I just don't know what I'm going to do!! This family are the tenants from hell! They've been living there for two years and not once paid the rent on time and now in the last 4 months, I've been paid nothing!

The curtains and windows are all shut, music blaring until all hours according to the neighbours...I dread to think of the state of the house inside but they won't let me in!! I just don't know what to do!"

"Well, Frank it's your property mate, I'd just change the locks and kick them out if they aren't paying and wrecked the place. You own the house, not them, get them out quick I would..."

So where would you go for advice? Be like Frank and listen to Bob down the pub?
Perhaps you would trust a family member more to give you advice? Or maybe someone in authority? A business owner who sells houses perhaps, surely they will know the right advice to give?

No. They don't.

Lettings is all about legislation and understanding the law.

Letting a property demands a thorough knowledge of your obligations, such as keeping up to date with all aspects of landlord and tenant law. This is a continuous learning process with new rules and regulations coming into effect often changing each month.

Even an estate agent won't be able to give you the right advice if they aren't fully licensed and regulated.

Always do your research and check the advice givers you turn to are fully qualified legally at the highest level (FARLA Qualified) so you, your tenants and your most expensive asset are protected.

DON'T BASE YOUR DECISIONS ON THE ADVICE OF THOSE WHO DON'T HAVE TO DEAL WITH THE RESULTS...
