Recently I saw a post on Facebook which highlighted a frustration of many sellers: 'We are trying to sell our house, but finding it difficult to get viewings.'

Their house is priced in line with other similar properties but they are wondering if it's just a slow market maybe? The agent who recently took over the listing promised they could use their database to get viewings and offers..but has so far failed to actually deliver.

The seller, quite rightly, feels disillusioned. It is so frustrating when all you want to do is move!

Estate Agents have a horrible habit of making promises and telling clients what they WANT to hear, not what they NEED to hear. And agents who say they have a big database to get you viewings and offers are most definitely spinning you a line.

First let's address your marketing; are you appealing to the right audience ? Do you know your buyer profile? Think of the reasons you bought that home. What appealed to you? Chances are, those attributes which initially attracted you, will attract your next buyer. Does the marketing feature this?

Now pricing. You say it's priced similar to other properties. How are you to stand out then? If the marketing is generic and the price is similar where's the hook?

Don't be afraid to market your home for a lower price than you thought you would. Forget what you think it's worth or what you want to get. If the price you're at is getting you no interest so might as well be bold.

A lower price will attract interest.
Interest is people through the door.
People through the door is feedback!! So valuable!

What did they like, what didn't? How does it compare with others they've seen, what do they think it's worth.

You've nothing to lose, only buyers to gain, and trust me, your home is only worth what someone is willing to pay.
