If you are intending to sell your property, or rent your property, then it is vital you use the correct type of property service for your needs.
Below we consider the letting agent VS an estate agent and the differences between the two services.
What is an estate agent for?
Primarily, the estate agent is responsible for buying and selling property. They provide this service on your behalf. They will advertise your property online and in the agency, organise viewings and help finalise the sale of your property, dealing with all of the associated paperwork.
Some, but not all estate agents, also offer letting services, They don't need to be qualified to do this and therefore may not be up to date with the latest legislation that landlords have to adhere to by law, therefore, could be a risk to your investment.
What is a letting agent responsible for?
Letting agents are responsible for protecting you as a landlord and your investment legally, ensuring you have good supply of quality tenants and that your property is well maintained.
There are around 179 new rules in the last five years, so make sure the agent you choose is qualified and regulated.
Which is right for you?
At the end of the day, anyone, literally anyone, can call themselves an estate or letting agent - you do not need to have qualifications or experience to open up shop.
Scary isn't it? Your biggest financial asset in the hands of a stranger with no experience. Would you have a heart operation performed by a butcher just because he has knife skills?? Exactly.
So, it is important that you choose the correct type of service to meet your needs and above all else, ensure they ARE qualified.
